The Agreement

The rental agreement is between the Guest and the Owner. The contract is deemed to have been made once the Guest has paid and the Owner has dispatched a booking confirmation. The Guest must be over 18 years of age at the time of booking.

Booking

The Guest who makes the booking is deemed to have agreed to these Terms and Conditions and will be responsible for all persons included in the booking. The Guest should ensure all parties are aware of these Terms & Conditions. The Owner reserves the right to decline any booking from anyone who has not complied with these Terms & Conditions.

Payment

Full payment is required at the time of booking.

Cancellation

  • For a full refund, cancellation must be made at least 30 days before check-in.

  • For a 50% refund, cancellation must be made at least 7 days before check-in.

  • No refunds will be issued for cancellations made within 7 days of the booking.

Check-In / Check-Out

  • Check-in: Anytime after 2:00 PM on your arrival day.

  • Check-out: No later than 12:00 PM on your departure day.

Cleaning

Guests are responsible for leaving accommodations in a clean and orderly condition. A $50 cleaning fee may be charged if the site requires cleaning or repair after a guest’s stay. A nearby dumpster is provided for guest use.

Guests

  • Maximum of 6 guests per site.

  • One vehicle per site is included with your booking. If you need to bring an additional vehicle for commuting purposes, please refer to the Add-Ons & Extras section for our extra vehicle parking option.

Pets

  • Up to 2 well-behaved pets per site are allowed.

  • Pets must be on a leash at all times and may not be left unattended.

  • Out of respect for our agrarian neighbors and surrounding wildlife, all guests must help maintain a peaceful, respectful environment.

Respect for Nature

  • No hunting

  • No petting wildlife

  • No climbing orchard trees

Cancellation by Owners

The Owner reserves the right to cancel a booking if the property becomes unavailable due to unforeseen circumstances (e.g., fire, flood). In such cases, a full refund will be issued, but no further liability shall be held. In rare cases of platform syncing errors or technical issues, the Owner reserves the right to cancel a reservation that conflicts with a prior confirmed booking. In such cases, affected guests will be notified promptly and offered rebooking options or compensation when appropriate.

Nuisance

Guests must not cause nuisance or annoyance to nearby residents or other campers. If, in the Owner’s opinion, any person causes unreasonable disturbance, damage, or nuisance, the Owner may terminate the agreement and require immediate departure without refund. Quiet hours are 10:00 PM to 6:00 AM.

Access

The Owner may need to access the site for maintenance. Reasonable notice will be given where possible.

Farm Work

As a working farm, you may see or hear tractors, crews, and equipment in the orchards during your stay. Activities like spraying, mowing, and cultivating may occur. Our team is respectful of your space—we kindly ask for your respect in return.

Seasonal Farm & Orchard Activity

Our property is located in the heart of orchard country, surrounded by working farms—including our own. While the views and setting are serene, please be aware of seasonal agricultural activity that may create some background noise, especially in the spring and summer months.

Frost Fans (Wind Machines)

To protect fruit from frost damage, frost fans may operate between March and late May, generally between 12:00 AM and 7:00 AM.

  • These machines run only during rare cold snaps and are not in constant use.

  • They help ensure a healthy crop and are a normal part of springtime farm life.

Bird Deterrent Sound Systems

During cherry season (June–July), you may hear predator bird calls or similar sounds coming from neighboring orchards, especially the cherry orchard across the road. These are part of the area’s standard fruit protection practices.

While not under our control, we appreciate your understanding as you experience the natural rhythms of a working farm community.

Fire Restrictions & Burn Ban Compliance

Chelan County enforces seasonal fire restrictions from June 1 to October 1, which may be extended depending on conditions. These restrictions escalate from General to Stage 3, with each level limiting the types of flame-producing devices allowed.

To ensure safety and compliance:

  • Open wood-burning fires are strictly prohibited at all times.

  • Propane stoves, propane fire pits, and propane grills are permitted year-round if commercially manufactured and used on a non-combustible surface (gravel or dirt).

  • Charcoal briquettes are only permitted during General or Stage 1 restrictions, and must be used in a commercially manufactured grill.

  • No homemade or DIY fire pits are allowed.

  • Smoking is not permitted anywhere on the property.

  • Guests are responsible for checking current fire conditions at Chelan County Fire Restrictions.

Violation of fire rules may result in immediate removal without refund.

Add-Ons & Extras

We offer a variety of farm-fresh add-ons to enhance your stay, including freeze-dried fruit and farm-fresh eggs, which can be selected on the site page before checkout. These items will be available for pickup during your stay at our self-serve fruit stand, located at 90 Chelan Ranch Road, Chelan, WA 98816.

We also offer an Extra Vehicle Parking add-on for guests bringing more than one vehicle. See the “Guests” section above for details.

  • Extra Vehicle Parking – $10.00/night. One vehicle is included with your booking. If you're sleeping in your primary vehicle and need a second for commuting, you may purchase this add-on. The extra vehicle must be parked in our overflow parking area at the base of the site loop.

In addition to your pre-selected add-ons, guests are welcome to shop for additional items in three ways:

  • Pre-order online anytime at chelanranch.com for scheduled pickup during your stay (credit card, ShopPay, Paypal, and other online payment methods accepted)

  • Shop our self-serve fridge 24/7, stocked with fresh fruit, snacks, and seasonal items (cash or Venmo accepted)

  • Browse our farm store during business hours for an expanded selection of goods (credit card, cash, or Venmo accepted)

All add-ons will be available for self-serve pickup during your stay at our fruit stand, located at 90 Chelan Ranch Rd. You’ll also find other treats to enjoy during your visit, including fresh organic fruit, local cheese, and seasonal items.
